General Home Repairs

Most houses do not need a builder. They need someone to work through the list on the fridge: the bedroom door that rubs on the carpet, the loose towel rail, the cracked cornice above the back door, the cupboard hinge that dropped, the flyscreen with a tear in it, the gate that will not latch. Each job is small. Together they make a house feel tired and a little harder to live in.

Leongatha Handyman does general home repairs across Leongatha, Korumburra, Mirboo North, Meeniyan and the farming and coastal communities around them. We work on weatherboard houses in the older streets near the town centre, brick veneers from the 1970s and 1980s, newer homes on the estates at the edges of town, farmhouses on the hills and holiday houses down towards Inverloch and Tarwin Lower. You send the list; we quote each item separately so you can decide what goes ahead.

What counts as a general repair

General repairs are the everyday jobs that fall between trades. They are too small for a builder, they do not need a licensed plumber or electrician, and they usually take an hour or two each. Typical jobs include:

  • Doors that stick, swing open by themselves, will not latch or have loose handles
  • Hinges that have pulled out of the frame or the door
  • Holes and dents in plaster from door handles, furniture or moving day
  • Cracked or lifting cornice and loose architraves
  • Kitchen and bathroom cupboard doors that hang crooked or fall off
  • Drawer runners that have collapsed
  • Loose or missing skirting boards and quad
  • Towel rails, toilet roll holders and robe hooks that have come away from the wall
  • Torn flyscreens and window catches that no longer lock
  • Gate latches, hinges and loose fence palings
  • Curtain rods, blinds and tracks that have pulled out
  • Sealing gaps around baths, basins, benchtops and windows
  • Small timber repairs to steps, verandas and window sills

If a job needs a licensed trade, such as moving a power point, replacing a hot water service or changing pipework, we will tell you so straight away and you can book the right person. We do not do licensed electrical, plumbing or gas work.

Why South Gippsland homes need regular attention

The weather

Leongatha sits in rolling dairy country between the Strzelecki Ranges and the coast, and the weather moves through quickly. Wet winters, cold southerly changes, strong westerlies and humid spells all work on a house. Timber swells in the wet months, which is why so many doors start to stick in May and June and then free up again in summer. External timber, paint and sealants break down faster on the exposed hilltop sites around Korumburra, Mirboo North and Poowong than they do in sheltered spots.

The ground

Much of the district sits on reactive clay. As the soil swells in winter and dries out in summer, houses move slightly. Over time that shows up as cracks at the corners of doors and windows, gaps opening at cornices, doors that drift out of square and tiles that crack. Most of this movement is normal and cosmetic. We can patch, re-hang and reseal so the house looks and works as it should. If cracking looks structural, such as wide stepped cracks in brickwork or doors that have dropped badly in a short time, we will say so and suggest you have it assessed properly.

The age of the housing

Leongatha, Korumburra and Mirboo North all have plenty of older homes: Federation and interwar weatherboards, post-war cottages and 1960s and 1970s houses built for the families who worked on farms, at the dairy factory and in town. Older houses have lovely details, but they also have lath-and-plaster walls, timber windows with sash cords, old door hardware and decades of layered paint. Repairs on these homes need a bit more patience, and we take the time to match what is there rather than strip it out.

How we work through a repair list

1. You send the list. Use the quote form and describe each job in a sentence or two. Photos help a lot. A photo of a sticking door, a cracked wall or a broken hinge tells us most of what we need.

2. We quote item by item. You get a clear written quote with each job listed separately. There are no surprise extras for things you did not ask for.

3. We book a time that suits you. If the house is tenanted, a holiday house or empty, we can arrange key collection or work with your property manager.

4. We arrive prepared. We bring the common hardware, fixings, fillers, sealants and paint supplies so most jobs are finished on the first visit. Matching items, such as specific handles or hinges, can be sourced ahead of time.

5. We clean up and report back. Dust sheets go down before we start and the work area is vacuumed when we finish. If you are not home, we send photos of each finished job.

Repairs we see most around Leongatha

Sticking and dropped doors

Usually the hinges have loosened, the screws have stripped their holes, or the frame has moved with the seasons. We tighten or replace screws with longer ones that bite into the stud, pack hinges, adjust strike plates and, where needed, plane the door edge and reseal the bare timber so it does not swell again.

Wall and ceiling damage

Door handle holes, anchors pulled out of plasterboard, water-stained ceilings after a roof leak has been fixed, and cracks along joints. We patch, sand, prime and touch up paint. For bigger areas we can repaint the full wall so the repair does not show.

Loose fixtures in bathrooms and kitchens

Towel rails, shower screens’ wall brackets, toilet roll holders and soap holders often come loose because they were fitted into plasterboard without proper fixings, or into tile without the right plugs. We refit them into studs or with heavy-duty anchors, drilling tile carefully so it does not crack.

Cupboards and drawers

Kitchen and laundry cupboards take a lot of use. Hinges wear, chipboard swells around screw holes and drawer runners collapse. We adjust or replace hinges, repair stripped screw holes, replace runners and refit handles.

Outside jobs

Gate latches that no longer line up, loose palings, rotten step treads, deck boards that have lifted and screens that have torn. Many of these are quick and are cheaper to fix early than to leave until they fail completely.

Who we work for

  • Homeowners who have a list that has been growing for months
  • Older residents who would rather not climb ladders or lift heavy items
  • Landlords and property managers preparing for new tenants or responding to maintenance requests
  • Holiday house owners in Inverloch, Tarwin Lower, Venus Bay and around the coast who need repairs done while they are in Melbourne
  • Sellers getting a house ready for photos and inspections
  • Farm owners who need help with the house while they are busy with the farm

Getting a good result from a small job

Small repairs fail when they are rushed. A hinge screw that only goes into the jamb lining will pull out again. A patch that is not sealed before painting will show through. Silicone over old mouldy silicone will go black again within months. We do the preparation properly: remove the old material, use the right fixings for the wall type, prime what needs priming and let things cure. The aim is that you do not have to call anyone about the same job again.

Materials and hardware

We carry a good range of everyday hardware: hinges in common sizes, screws and wall anchors for timber, brick, plasterboard and tile, door stops, latches, sealants, fillers, primers and touch-up paint. If you want a particular finish, such as matt black handles or brushed nickel towel rails, tell us when you ask for a quote and we can source them before the visit, or you can buy them and we will fit them.

Areas we cover for general repairs

We work across Leongatha and the surrounding district, including Korumburra, Mirboo North, Meeniyan, Koonwarra, Dumbalk, Inverloch, Tarwin Lower, Nyora, Loch and Poowong. Rural properties in between are welcome. Tell us the address when you send your list.

A list-based visit

The most efficient way to use a handyman is to keep a running list. Write down each job as you notice it: a dripping outdoor shower rose, a cupboard door that hangs low, a cracked tile, a loose step. When the list reaches half a day or a day of work, book us. We work through the list in a sensible order, tell you if anything needs a licensed trade, and leave you with a clear summary of what was done.

Older homes, farmhouses and new builds

General repairs in South Gippsland cover a huge range of houses. A 1920s weatherboard in Leongatha needs a different touch to a brick veneer in Korumburra or a new home on the edge of Inverloch. Old houses have rough-sawn frames, out-of-square openings and hardware that is no longer made, so repairs often involve adapting or making parts rather than simply replacing them. Farmhouses on dairy properties around Dumbalk, Poowong and Loch take hard wear from work boots, wet weather and busy families. Newer homes tend to have lighter materials that dent and scratch more easily but are quicker to fix. We bring the right tools and materials for each, and we tell you plainly when an old part is worth saving and when replacement makes more sense.

Frequently asked questions

Is there a minimum job size?

No fixed minimum, but small single jobs are usually better value when combined with a few others. Send everything on your list and we will quote each item so you can choose.

Do you need to see the job before quoting?

Not usually. Clear photos and a short description are enough for most repairs. For larger or unclear jobs we may suggest a quick look first.

Do you supply the parts?

Yes, we bring common hardware and materials. If you want a specific style or brand, let us know and we can source it, or we can fit items you have already bought.

Can you work while I am not home?

Yes. Many clients leave a key or arrange access through a property manager. We send photos of the finished work.

Do you do electrical or plumbing work?

No. We do not do work that requires an electrical, plumbing or gas licence. We will tell you if a job needs a licensed trade.
